Basement flood restoration
Basement flooded right now? Call (647) 428-0007. A flooded basement is the most common water damage call in Toronto. Whether the water came up through the floor drain, in through a window well or from a failed water heater, the job is the same: get the water out, remove what soaked it up, clean and disinfect, and dry the slab and walls before mould starts.
Our IICRC WRT certified crews aim to be on site within 60 minutes anywhere in Toronto, Monday to Friday 9am to 8pm and Saturday 9am to 4pm, with our own pumps and drying equipment.
Why did my basement flood?
- Floor drain backup. Sewage or stormwater pushed up from the sewer, usually during heavy rain. See sewer backup restoration.
- Sump pump failure. A power cut, a stuck float switch or a pump that can’t keep up.
- Window wells and doors. Rain pooling against the house and running in.
- Foundation seepage. Water coming through cracks or where the wall meets the floor.
- Inside the house. A burst pipe, a failed water heater or a washing machine hose.
Where the water came from decides how clean it is, how the cleanup has to be done and which part of your insurance applies, so tell us and your insurer as much as you know.
What basement flood restoration includes
A finished basement holds far more water than it shows. This is how we get all of it out.
Pumping out
Submersible pumps and extractors remove standing water from the floor, sump pit and low corners.
Carpet and underpad
Underpad is removed. Carpet is dried in place after a clean-water flood, or removed if the water was dirty.
Flood cuts
Wet drywall and insulation are cut out above the water line so the wall cavity can dry.
Concrete floor cleaning
The slab is cleaned of silt and residue and treated with an antimicrobial product.
Drying and dehumidification
Commercial dehumidifiers bring the basement’s humidity down so the slab and framing can dry.
Disinfection
Every surface floodwater reached is disinfected, which is essential after a drain backup.
How much does basement flood cleanup cost in Toronto?
It depends on how much of the basement got wet, whether it was finished, and what kind of water it was. Typical ranges:
| Situation | What’s involved | Typical cost |
|---|---|---|
| One area, clean water, caught early | Extraction, drying, dehumidification | $1,500 – $3,000 |
| Several rooms, clean or grey water | Extraction, drying, antimicrobial treatment, wet drywall removed | $3,000 – $5,500 |
Sewage backups and fully flooded finished basements are priced after inspection, because what has to come out depends on what we find inside the walls. We write insured estimates in Xactimate and bill the insurer directly.
How to disinfect a flooded basement
For a small clean-water leak on bare concrete, you can do it yourself once the water is out: scrub the floor with detergent and water, rinse, apply a disinfectant following the label, and run a dehumidifier for several days. Our guide to cleaning a concrete basement floor after a flood walks through it. If the water came up through a drain, reached drywall or carpet, or the basement already smells, call us. That is no longer a DIY job.
Keeping the basement dry afterwards
Keep basement humidity between about 30% and 50% with a dehumidifier, keep downspouts pointing away from the house and keep window wells clear. A licensed plumber can advise on a backwater valve or sump pump, and since May 2026 the City of Toronto’s Basement Flooding Protection Subsidy Program covers 80% of eligible work, up to $6,650 per property.

Clean-water floods caught early in one area typically cost $1,500 to $3,000. Several rooms of clean or grey water typically cost $3,000 to $5,500. Sewage backups and fully flooded finished basements are priced after inspection.
Sometimes. After a clean-water flood, carpet can often be dried in place if work starts quickly, though the underpad is usually replaced. Carpet touched by sewage or floodwater from outside has to be removed.
Once the water and wet materials are out, hard surfaces like the concrete floor are scrubbed, rinsed and treated with a disinfectant, then the basement is dried with dehumidifiers. After a sewage backup, this should be done by a professional in protective equipment.
Usually three to five days once the water and wet materials are out. A concrete slab can take longer, and we keep the dehumidifiers running until readings show it is dry.
Not if everything wet is removed or dried and the area is disinfected. A smell that lingers usually means something is still wet, like underpad, insulation or the bottom of a wall.
It depends on where the water came from. A burst pipe is usually covered. Sewer backup and overland flooding are often separate add-ons in Ontario. Check your policy, and we’ll bill your insurer directly if you’re covered.
