Water damage cleanup
Water on the floor right now? Call (647) 428-0007. A burst hose, an overflowing tub, a leak from upstairs. Cleanup is more than mopping up what you can see: water runs under flooring and wicks up into drywall, and whatever stays wet starts to smell and grow mould within a day or two. Our IICRC WRT certified crews remove the water, take out what can’t be saved, clean and sanitise what stays, and dry the structure to a measured standard.
Anywhere in Toronto we aim to be on site within 60 minutes, Monday to Friday 9am to 8pm and Saturday 9am to 4pm. We bring our own extraction and drying equipment, and we bill your insurer directly.
Can you clean up water damage yourself?
Sometimes. A small spill of clean water on a hard floor, wiped up the same day, usually needs nothing more than a fan and a few days of airing out. Call a professional when any of these apply:
- The water came from a toilet, a drain or outside. That is grey or black water and needs sanitising, not just drying.
- Carpet, underpad or drywall got wet. They hold water you can’t see or reach.
- Water sat for more than a day, or the area already smells musty.
- Water went through a ceiling or into a wall cavity.
- You plan to make an insurance claim. The insurer will want moisture readings and photos, not just a dry-looking floor.
What our water damage cleanup includes
Every job follows the IICRC S500 standard, in the order the standard sets out.
Water removal
Pumps and extractors take out standing water and pull water out of carpet and pad before it spreads further.
Removing what can’t be saved
Soaked underpad, insulation and the bottom of wet drywall come out, so nothing is left to rot behind the walls.
Cleaning and sanitising
Affected surfaces are cleaned and treated with antimicrobial products, which matters most after grey or black water.
Drying the structure
Air movers and dehumidifiers run until framing, subfloor and drywall read dry on a moisture meter.
Protecting your belongings
Furniture is lifted off wet floors and contents moved out of the way, so they don’t wick up water or stain.
Odour control
Once the source of the smell is gone, we deal with the odour that’s left so the room smells normal again.
How cleanup changes with the type of water
The IICRC sorts water into three categories, and the category decides how much has to come out.
- Clean water from a supply line or a tap. If work starts quickly, carpet and drywall can often be dried in place.
- Grey water from a washing machine, dishwasher or a toilet overflow without waste. Underpad is usually removed, and surfaces are sanitised.
- Black water from a sewer backup or water coming in from outside. Porous materials it touched are removed. See sewer backup restoration.
Clean water doesn’t stay clean. After two or three days it can count as grey or black water, which is why a quick start keeps the bill down.
How much does water damage cleanup cost?
It depends on what got wet, what kind of water it was and how long it sat. Typical ranges in Toronto:
| Situation | What’s involved | Typical cost |
|---|---|---|
| One area, clean water, caught early | Extraction, drying, dehumidification | $1,500 – $3,000 |
| Several rooms, clean or grey water | Extraction, drying, antimicrobial treatment, wet drywall removed | $3,000 – $5,500 |
Sewage and whole-floor losses are priced after inspection. For insured claims we write the estimate in Xactimate, the platform adjusters use, and bill your insurer directly.
What happens after cleanup
Once the structure is dry, you get moisture readings, photos and drying logs, so your insurer has what it needs. Because we handled the cleanup, we can also carry out the repairs, from drywall to flooring. See water damage repair, or our main water damage restoration page for the bigger picture.
Water in the house right now? Call (647) 428-0007. We answer Monday to Friday 9am to 8pm and Saturday 9am to 4pm. Or send photos of the damage and we’ll call you back.
Water removal and taking out wet materials usually happen on the first visit. Drying then takes about three to five days for most jobs, and we take readings on every visit until materials reach a dry standard.
Not always. Carpet soaked with clean water can often be dried in place if we start quickly, though the underpad usually has to be replaced. Carpet touched by sewage or floodwater is removed.
Usually, when the damage is sudden and accidental, like a burst pipe or a failed appliance hose. We bill all insurers directly and write the estimate in Xactimate. Check your policy for sewer backup and overland flooding, which are often separate coverages.
In most clean-water jobs, yes. The drying equipment is noisy and runs around the clock for a few days. After a sewage backup, keep people and pets out of the affected area until it has been cleaned and sanitised.
Yes. A toilet overflow is grey or black water depending on what was in it, so we sanitise everything it touched, not just dry it.
