Water damage repair

Need it dried before repairs? Call (647) 428-0007. Most failed water damage repairs fail for the same reason: new drywall and flooring went in over framing that was still wet. Within weeks it smells, the paint bubbles and mould shows through. The surest way to avoid that is one team taking the job from wet to finished.

When CSG handles your emergency, extraction, drying and documentation, we can also carry out the repairs as a licensed Building Renovator: drywall, insulation, trim and flooring. The crew that dried the structure knows exactly what came out and why, one Xactimate estimate covers both stages, and we bill your insurer directly. In Toronto we aim to be on site within 60 minutes, Monday to Friday 9am to 8pm and Saturday 9am to 4pm.

The order a water damage repair has to follow

  1. Stop the water. A plumber fixes the leak, or the source is otherwise dealt with.
  2. Find all of it. Moisture meters and thermal imaging show how far water travelled inside walls, floors and ceilings.
  3. Remove what can’t be dried. Wet insulation, underpad and the bottom of soaked drywall come out.
  4. Dry to a standard. Framing and subfloor are dried until they read dry, not until they look dry.
  5. Document. Readings, photos and the scope of repairs, written in Xactimate.
  6. Rebuild. New drywall, insulation, trim and flooring go in over a dry structure.

On jobs where we handle the emergency, we do steps two to six. Nothing gets closed up until our own readings say it is dry.

From wet to repaired, one team

Every step on the same job file, the same estimate and the same crew.

Damage assessment

We trace where the water went and what it touched, including inside wall cavities and under flooring.

Moisture mapping

Readings at every affected wall, floor and ceiling, recorded so the dry standard can be proven later.

Controlled removal

Only what can’t be dried is removed, with clean flood cuts that keep the repair as small as possible.

Drying to a dry standard

Dehumidifiers and air movers run until framing and subfloor read dry, with readings on every visit.

Mould prevention

Antimicrobial treatment of exposed framing and cavities before they are closed up again.

Repairs

Drywall, insulation, trim and flooring put back once the structure reads dry, by a licensed Building Renovator.

Why one team for drying and repairs

  • No gap between trades. Repairs start as soon as the readings say dry, without a second company booking an inspection.
  • One estimate. Drying and repairs are written in the same Xactimate estimate, so your adjuster reviews one scope instead of two.
  • Nothing hidden. We know every wall we opened, what was behind it and when it reached a dry standard.
  • One company accountable for the result, from the first call to the last coat of paint.

Signs there is still water in your walls

  • A musty smell in a room that had a leak.
  • Paint bubbling, peeling or staining on drywall.
  • Baseboards swelling or separating from the wall.
  • Laminate or hardwood cupping, or a soft spot in the floor.
  • Black spots along the bottom of walls or behind furniture.

Any of these usually means moisture is still in the framing. It has to be found and dried before anything is repaired, so call us and we’ll measure it.

What does water damage repair cost?

The emergency stage is priced first. Typical drying and removal costs in Toronto:

Situation What’s involved Typical cost
One area, clean water, caught early Extraction, drying, dehumidification $1,500 – $3,000
Several rooms, clean or grey water Extraction, drying, antimicrobial treatment, wet drywall removed $3,000 – $5,500

Sewage and whole-floor losses are priced after inspection. Repairs depend on how much was removed and the finishes you choose, and are added to the same Xactimate estimate once the structure is dry. We bill your insurer directly for both.

Repairs only where we handled the emergency

We take on repairs on jobs where CSG did the emergency work. That way we know what is behind every wall we close up and can stand behind the result. If you’re dealing with water right now, start with our emergency water damage restoration service.

Water in the house right now? Call (647) 428-0007. We answer Monday to Friday 9am to 8pm and Saturday 9am to 4pm. Or send photos of the damage and we’ll call you back.

Do you do the repairs after the water is dried?

Yes, when we handled the emergency. If CSG did the extraction and drying, we can also carry out the repairs as a licensed Building Renovator, working from the same Xactimate estimate. We don’t take repair-only jobs after another company’s emergency work.

How do you know the structure is dry enough to repair?

We take moisture readings at every affected area on every visit and compare them with unaffected materials in the same house. Drying continues until the readings reach that dry standard, and the readings are recorded for your insurer.

Why does drywall have to be cut out after water damage?

Drywall that soaked up water above a certain point, or touched grey or black water, can’t be reliably dried or cleaned. Cutting it out a little above the water line lets the wall cavity dry and stops mould growing behind the new wall.

Will insurance pay for water damage repair?

If the damage is covered, the policy usually pays for both drying and repairs. Insurers expect you to limit further damage straight away, so drying should start before the repair is approved. We bill all insurers directly for both stages.

How long do repairs take after water damage?

Drying usually takes three to five days. Repairs start once readings confirm the structure is dry, and how long they take depends on how much was removed and the finishes you choose. We give you a schedule together with the estimate.
